To ensure a pleasant living environment, all tenants are expected to treat one another with respect and use all facilities and equipment with care. Tenants are also responsible for ensuring that their guests or roommates comply with these rules. Treat your neighbours as you would like to be treated. 💛
→ The kitchen is everyone's to use, but always clean worktops, appliances and sinks after each use.
→ Always dispose of food waste and packaging.
→ Wash and properly store dishes and cutlery.

→ Feel free to use the common areas as much as you'd like, but please always return furniture and equipment to their original position after use.

→ The instructions displayed inside the lift must be followed. Any malfunction must be reported immediately via the tenant portal. The lift must always be used with care.

→ Please collect your mail and packages as soon as possible after they arrive.
→ Items left in the common area beyond the permitted storage time may be disposed of.
→ The property does not take responsibility for lost, damaged or uncollected deliveries.

→ Our common areas are cleaned regularly by our housekeeping team.
→ Please clean up after yourself and leave shared spaces tidy after each use.
→ The cleaning service maintains the spaces—it does not replace personal responsibility.

→ The building does not provide bicycle storage. Bicycle racks are available nearby and should be used instead. Bicycles, scooters, skateboards or other means of transport may not be stored in hallways or common areas of the building.

→ All waste must be disposed of in sealed rubbish bags in the designated bins located in the courtyard. Improper waste disposal is considered a violation of the house rules and may result in the actual cleaning costs being charged, with a minimum fee of CHF 100.

→ Please always meet the delivery driver at the building entrance. Never share building access code or let delivery drivers into the building.
→ After eating, wash any kitchen items you used and leave the space clean and separate and dispose of all food and packaging waste in the correct recycling bins.

The tenant is responsible for their guests throughout their visit.

→ Tenants must not disturb other residents with excessive noise. Radios, televisions, speakers and musical instruments must be kept at a reasonable volume.

→ Parking spaces are limited and available on a first-come, first-served basis.
→ Please park only in designated spaces and always respect accessible (disabled) parking spots.
→ Keep access routes and emergency exits clear at all times.

→ Before bringing particularly heavy furniture (such as aquariums) into the building, tenants must check the floor load capacity with the landlord. Suitable floor protectors should also be used to protect the flooring and reduce vibration and noise transmission.

→ Smoking is strictly prohibited throughout the building. Violations may result in a CHF 200 fine plus any required cleaning costs.
